The Leak That Shouldn't Have Happened

Janet Rodriguez got her roof replaced in 2018. Six months later, a January ice storm hit Milwaukee. Wind drove rain sideways under her shingles. Water poured into her living room.

Her contractor came back. "That's just how wind-driven rain works," he said. "Nothing we can do."

That's wrong. And it's exactly why waterproofing matters.

We showed Janet what should have been under those shingles: ice and water shield. A self-sealing membrane that creates a watertight barrier even when wind drives water backward.

Her contractor had skipped it. Saved maybe $800 on materials. Cost Janet $4,000 in water damage and a ceiling replacement.

We stripped her roof, installed proper waterproofing in all vulnerable areas, and put the shingles back down correctly. That was five winters ago. Three major ice storms. Zero leaks.

Waterproofing Systems: Ice & Water Shield Installation + Roof Membranes

Ice & Water Shield

Self-adhesive waterproof membrane for roof edges, valleys, and penetrations. Seals around nail holes automatically. Required in Wisconsin but often skipped.

Synthetic Underlayment

Superior to felt paper. Tear-resistant, waterproof, and longer-lasting. Creates a secondary barrier under your shingles.

Waterproof Coatings

Liquid-applied membranes for flat roofs and low-slope areas. Creates seamless waterproof surface. Ideal for complex roof shapes.

Deck Sealing

Waterproof barriers applied directly to roof decking before any other materials. Extra protection for vulnerable areas.

Where Waterproofing Matters Most

Roof Edges & Eaves

Ice dams form here. Water backs up under shingles. Ice and water shield prevents damage even when ice forces water backward. We install it at least 3 feet up from the edge, more on shallow slopes.

Valleys

Where two roof planes meet, water concentrates. Valleys take more water than any other part of your roof. Full ice and water shield coverage is essential.

Around Penetrations

Chimneys, vents, skylights—anywhere something comes through your roof. Waterproofing under and around flashing creates multiple layers of protection.

Low-Slope Areas

Sections with minimal pitch don't shed water quickly. Water sits longer, finding its way through small gaps. Extra waterproofing compensates for reduced slope.

Dormers & Transitions

Complex roof areas where vertical walls meet horizontal surfaces. Water changes direction here. Multiple waterproofing layers prevent leaks at these critical points.

Why Contractors Skip Waterproofing

Ice and water shield costs $150-$200 per square (100 sq ft). On a typical Milwaukee home, proper waterproofing adds $800-$1,500 to the job.

Some contractors skip it to underbid competitors. They meet minimum code (which is minimal in Milwaukee) and hope you never have a problem.

When problems happen years later, they're gone. Or they blame it on "extreme weather" or "acts of God."

We include proper waterproofing in every estimate. It's not optional. It's how roofs should be built.

Signs Your Roof Lacks Waterproofing

  • Leaks during ice storms or wind-driven rain

Water forced under shingles finds no secondary barrier

  • Water stains at roof edges in attic

Ice dam water backing up with no protection

  • Leaks in valleys during heavy rain

High water volume overwhelming inadequate protection

  • Recent roof but visible felt paper

Old-style felt instead of modern waterproofing materials

  • Quote seems too low compared to others

Probably cutting costs on materials you can't see

Roof Waterproofing Methods Explained

Effective roof waterproofing uses multiple layers of protection. Each component serves a specific purpose, and together they create a system that keeps your Milwaukee home dry even in the worst conditions.

Ice and Water Shield Membrane

This self-adhesive membrane is the most critical waterproofing component for Wisconsin homes. It's applied directly to the roof deck in vulnerable areas:

  • Self-sealing property: Seals around nails when shingles are installed—no punctures for water to enter
  • Rubberized asphalt: Remains flexible and adhered even in extreme cold
  • Protects against ice dams: Even when water backs up under shingles, the membrane keeps it out
  • Prevents wind-driven rain intrusion: Creates watertight barrier when rain is forced sideways

We use GAF LeakBarrier or Grace Ice & Water Shield—premium products that last the life of your roof.

Synthetic Underlayment

Applied over the entire roof deck (except where ice and water shield is used), synthetic underlayment provides secondary protection:

  • Water-resistant: Repels moisture that penetrates shingles
  • Stronger than felt: Won't tear during installation or if shingles blow off
  • Longer exposure time: Can be left exposed longer during installation without damage
  • Slip-resistant: Safer for workers during installation

Traditional felt paper (tar paper) is still code-compliant but far inferior. We never use felt on new installations.

Liquid-Applied Membranes

For flat roofs and complex areas where sheet products are difficult to install:

  • Seamless coverage: No laps or joints for water to penetrate
  • Conforms to any shape: Ideal for unusual roof features and transitions
  • Elastomeric properties: Stretches with building movement without cracking
  • Can be applied over existing surfaces: Good for maintenance and restoration

We use silicone and acrylic roof coatings from Gaco, Henry, and APOC for restoration projects.

Sealants and Caulks

The final layer of protection at joints and penetrations:

  • Polyurethane sealants: Superior adhesion and flexibility for flashing seams
  • Roof cement: Thick asphalt-based sealant for heavy-duty applications
  • Butyl tape: Self-adhering tape for metal seams and laps
  • NOT silicone caulk: Common household silicone doesn't work on roofing—we use purpose-built products

When Your Roof Needs Waterproofing

Waterproofing is installed during roof replacement—it goes under the shingles and can't be added later without removing roofing materials. However, there are situations where waterproofing improvements or repairs make sense:

During Roof Replacement (Best Time)

This is when proper waterproofing should always be included. If you're getting a new roof, make sure your contractor includes:

  • Ice and water shield at all eaves (minimum 3 feet, more on low slopes)
  • Ice and water shield in all valleys
  • Ice and water shield around all penetrations (chimneys, vents, skylights)
  • Ice and water shield at wall intersections
  • Synthetic underlayment on all remaining deck areas

If your quote doesn't specifically list these items, ask. A significantly lower quote may mean missing waterproofing.

For Existing Flat Roofs

Liquid-applied coatings can restore and waterproof aging flat roofs without complete replacement:

  • When the roof structure is sound but the membrane is aging
  • As part of a maintenance program to extend roof life
  • To address ponding water issues
  • After leak repairs to prevent recurrence

After Ice Dam Damage

If ice dams have caused leaks, partial re-roofing with proper waterproofing may be warranted:

  • Strip and replace shingles at roof edges and eaves
  • Install ice and water shield to code requirements (or beyond)
  • Address underlying ventilation and insulation issues
  • Consider extending ice and water shield further up the roof in chronic problem areas

During Major Repairs

When sections of roofing are removed for other repairs, it's an opportunity to add or upgrade waterproofing:

  • Chimney flashing replacement—add ice and water shield around chimney base
  • Skylight replacement—upgrade waterproofing around the opening
  • Valley repairs—install full ice and water shield
  • Storm damage repairs—if shingles must be removed anyway, upgrade underlying protection

Roof Waterproofing Cost in Milwaukee

Proper waterproofing adds a modest amount to roofing projects but provides massive return in damage prevention. Here's what to expect:

Waterproofing Component Costs

ComponentCostCoverage/Details
Ice & Water Shield$150 - $200/squareMaterial only; 1 square = 100 sq ft
Synthetic Underlayment$50 - $75/squareCovers entire roof deck
Proper Waterproofing Package$800 - $1,500Typical Milwaukee home, installed
Flat Roof Coating$3 - $6/sq ftSilicone or acrylic coating system
Full Flat Roof Membrane$6 - $10/sq ftComplete membrane installation

The Cost of Inadequate Waterproofing

Compare the cost of proper waterproofing to the cost of water damage:

  • Ceiling drywall repair: $200 - $1,000
  • Insulation replacement: $500 - $2,000
  • Mold remediation: $1,500 - $10,000+
  • Roof deck replacement: $2,000 - $5,000
  • Interior painting/repairs: $500 - $3,000
  • Damaged possessions: Variable, often thousands

Total potential damage from one major ice dam leak: $5,000 - $20,000+

Paying $1,000-$1,500 for proper waterproofing during installation prevents damage that could cost 10-20 times that amount.

Why Some Quotes Are Lower

When comparing roofing quotes, large price differences often come from hidden differences in materials:

  • Minimum code vs. proper protection: Code requires ice and water shield only at eaves; we install it in all vulnerable areas
  • Felt vs. synthetic underlayment: Felt is cheaper but far inferior
  • Generic vs. premium products: Off-brand waterproofing may not seal as well or last as long
  • Skipped entirely: Some contractors install only shingles, hoping you never have an ice storm

Waterproofing Coating vs Roof Replacement

For flat and low-slope roofs, there's often a choice between coating systems and complete replacement. Here's how to know which is right for your situation:

Coating Is Appropriate When:

  • Existing roof is structurally sound
  • Membrane has minor damage or aging
  • No widespread ponding water issues
  • Insulation is in good condition
  • Budget is limited but roof needs protection
  • Want to extend roof life 10-15 years

Typical cost: $3-$6 per square foot

Replacement Is Necessary When:

  • Roof deck is damaged or rotting
  • Insulation is wet or compressed
  • Multiple layers of old roofing exist
  • Chronic leaks despite repairs
  • Significant ponding water problems
  • Roof is 25+ years old with deteriorated membrane

Typical cost: $8-$15 per square foot

Coating System Benefits

  • 50-70% less expensive than replacement
  • No tear-off debris or disposal costs
  • Faster installation (less business disruption for commercial buildings)
  • Reflective coatings reduce cooling costs
  • Seamless, monolithic protection
  • Can be recoated again in 10-15 years

When We Recommend Replacement

We won't apply coatings over roofs that aren't candidates for restoration. If we find any of the following during our inspection, we'll recommend replacement instead:

  • More than 25% of deck requires replacement
  • Wet or compressed insulation throughout
  • Previous coatings that have failed
  • Structural issues affecting roof integrity
  • Multiple existing roof layers requiring tear-off

Honest assessment means sometimes recommending the more expensive option. Coating a roof that should be replaced just delays the inevitable and wastes your money.
